The Formula

Three Numbers, One Subtraction

There is no secret to this, and no algorithm. Your offer is what the house is worth fixed up, minus what fixing it costs, minus a margin for the work and the risk of doing it.

01

What It’s Worth Fixed Up

The after-repair value — what your house would sell for on the open market once it is fully renovated. We take it from real, recent, genuinely comparable sales near you, not an online estimate.

You get the addresses of the comps we used. If you know a better comp, tell us — sellers are right about their own street more often than you’d think.

02

What the Repairs Cost

What our crews would actually spend getting it there: roof, systems, kitchen, baths, flooring, paint, permits, and the things that only show up once a wall is open.

Shown as a line-by-line estimate, at the prices we really pay. Not a lump-sum “condition adjustment”.

03

A Margin for the Work and the Risk

The part we keep. It covers the holding costs, the financing, the contractors who don’t show up, the surprises behind the drywall, and the chance the market moves while we own it.

We state it as a number rather than burying it. You are entitled to know what we make.

A Worked Example

What That Looks Like With Numbers

An invented house, to show the arithmetic end to end. Every figure here is illustrative — the point is the shape, not the amounts.

Illustrative cash offer calculation for an example property
After-repair valuewhat it sells for fully renovated $400,000
Roof and HVACfull replacement, both − $26,000
Kitchen and two bathsfull renovation − $34,000
Flooring, paint, landscapingthroughout − $18,000
Permits, contingency, the unknownswhat the walls are hiding − $12,000
Total repair cost − $90,000
Holding, financing and closing costswhile we own it − $18,000
Our marginthe work and the risk − $42,000
Your cash offer $250,000

Illustration only. These are not our numbers for your house — they are made-up figures chosen to show the shape of the arithmetic. Your offer is calculated from real recent sales near you and real repair pricing, and every line of it is shown to you in writing.

On this example you would also pay $0 in commission, $0 in closing costs and $0 toward any of those repairs — and you would not spend four months of your life managing it. Whether that trade is worth it to you is exactly the question our comparison page is for.

What Doesn’t Move It

Four Things That Don’t Change Your Number

Plenty of what sellers worry about has no effect on the arithmetic at all.

How clean it is

Dishes in the sink, a full garage, forty years of stuff. We price the house, not the housekeeping, and the cleanout is part of what you’re selling us.

How urgently you need to sell

The number is the number whether you close in seven days or ninety. We don’t price desperation — and if anyone in this industry offers you less because you’re in a hurry, walk away.

What you still owe on it

Your mortgage balance is a payoff at closing, not an input to the offer. It affects what you walk away with, never what the house is worth.

What you paid for it

Whether you bought in 2004 or 2021, the market decides today’s value. We wish it worked the other way for some sellers, and we’ll tell you plainly when it doesn’t.

Fair Questions

Questions About the Number

A Zestimate is an automated guess at market value for a house in ordinary condition — it has never seen your roof. Our offer starts from a comparable figure and then subtracts the actual repairs and the margin, which is what makes a cash purchase possible at all. The gap between the two is mostly the repair bill someone has to pay.

Please do. That is why we show them line by line instead of handing you one discounted figure. If you have a quote that says a roof costs less than we’ve allowed, show us and we’ll look at it again. We would rather redo the maths than lose a fair deal over a wrong assumption.

Not unless we find something genuinely material that nobody knew about — and if we do, we show you what and why. Agreeing a number and then chipping away at it before closing is the ugliest trick in this industry, and it isn’t one of ours.

Then say no, and no hard feelings. Sometimes the honest answer is that a listing would net you more, and when that is true we will tell you so ourselves. The offer is free and it comes with no obligation for exactly this reason.
No Cost. No Obligation. No Judgment.
