It varies by market. In Arizona we are usually the buyer directly. Elsewhere it is more often a vetted buyer from our national network, and if that is the case it is disclosed to you in writing before you sign anything. Either way the price you agreed is the price you get.
Not at all — it is one of the most common situations we handle, especially with inherited property. Everything can be done remotely, and closing is handled by a licensed title company with a remote or mail-away signing.
